4 - Point Inspection

A 4-point inspection is a home inspection that focuses on four key systems of a house, typically required by insurance companies—especially for older homes (usually 25+ years old). It's different from a full home inspection, as it's more limited and insurance-focused.

What does a 4-Point Inspection cover?

  • Roof

    • Age, type, condition, and remaining life

    • Signs of leaks or damage

  • Electrical System

    • Type of wiring (e.g., aluminum, knob-and-tube)

    • Panel brand, breakers, hazards, or outdated components

  • Plumbing System

    • Type of pipes (e.g., copper, galvanized, polybutylene)

    • Condition, leaks, and water heater details

  • HVAC (Heating, Ventilation, and Air Conditioning)

    • Age, condition, and functionality of heating & cooling systems

Why It’s Needed:

Insurance companies use the 4-point inspection to assess risk. If any of the four systems are outdated or unsafe, they may:

  • Deny coverage

  • Require repairs/upgrades before issuing or renewing a policy

  • Charge higher premiums
